DiBiasio & Missiti is a multifamily investment sales brokerage serving New Hampshire, Massachusetts, Connecticut, and Rhode Island, with services spanning sell-side representation, broker opinions of value, buyer advisory, and leasing.

The firm was built by two principals with complementary sides of the business. One owns and operates roughly 100 multifamily units and oversees leasing across the region; the other founded and runs an active brokerage team across Greater Boston and New Hampshire.

That pairing is the point. Our valuations are underwritten the way an owner underwrites his own acquisitions — rents from leases actually signed, costs from renovations actually paid — and executed with the fluency of a working brokerage. Sellers get a number they can defend; buyers get one that survives diligence.

Every valuation we produce is built from the ground up, the way an operator builds one:

  • Rent assumptions come from leases actually signed, not asking rents.
  • Expense and capital assumptions come from renovations and operations we've actually paid for.
  • Underwriting is held to the same standard we apply to our own acquisitions — full cash-flow analysis, levered returns, and the capital-structure questions that determine whether a deal clears.

The goal is simple: sellers get a number they can defend, and buyers get one that survives diligence.
